There will be 9 properties in total with 13 parking spaces 9 of which will be conveyed to the 9 plots. The remaining spaces will be for visitors. As you will see from the enclosed plans, plots 1-3 are at the southern end of the development. Plots 4 & 5 are a pair of semi detached properties, and plots 6-9 are at the northern end of the development.
All 9 properties have 3 bedrooms and a house bathroom (Some plots will have the option of an en-suite at extra cost) All will have a downstairs WC. The properties will have natural stone front & gable elevations with natural stone heads and cills to all elevations. The rear elevations will be for the main rendered.
Roof coverings will be natural slate laid on a breathable waterproof membrane on timber treated timber trusses.
Seamless and factory painted aluminum gutters will be installed on rise and fall brackets.
Switches and sockets will be white with low voltage down lighting finished in chrome.
Doors will be solid pine finished in either white gloss or stained to your choice.
Skirting & Architraves will be unsorted redwood again finished in Gloss or stain.
Kitchen by Adams Tebb of Skipton to include Fan oven and gas hob.
Windows and doors will be high performance double glazed PVC finished in a cream color.
Bathroom suites will be in white and include an over bath shower and screen.
All plumbing and electrical works will be to the latest standards and of course the properties will carry the NHBC 10 year warranty. You can be confident in knowing that these properties will be the most eco friendly that we have built to date. They will all be tested for air leakage (measures the amount of outside, potentially cold air entering the building) and will be given a certificate accordingly. All properties will also be tested for noise transmission to the neighboring property and again have to pass stringent tests. They will also have SAP ratings.
Pathways will be tarmac or laid flags along with tarmac to the parking areas. Garden areas will be laid to turf with trees as per a Craven District Council approved landscaping scheme.
The properties back onto Skibeden Beck. The area to the North of plot 9 will be a communal Picnic/Play area with fixed seating and a barbeque. Most of this area will be laid to lawn. We are also undertaking extensive road narrowing works on the main Otley Road carriageway. This will include new signs relating to speed restrictions, a new adoptable footpath on the development side of the road and narrowing the road to slow traffic down.
The houses will be built to our usual high standards with particular attention to finishes and fittings. Most of our trades have worked for us for between 10 & 20 years with some, not to mention the bricklayers for over 30 years. This equates to a superb quality build right through the house and you will find that the finish is exceptional in your new home. One of the company directors will, like all our developments be based on site for the majority of the build program. This enables us to be very much hands on and the ability to keep a keen eye on all aspects of the build program with particular regard to quality and finishes. The build will also have the advantage of been inspected by the NHBC site inspector who will inspect each property at 3 key stages so that nothing can be ‘hidden’ by plastering or decorations. In addition to this, each property is given a pre handover inspection by both the NHBC and the site director. A property that does not pass the final inspection cannot be handed over.
The properties will also have to meet the very latest sound and pressure tests. The purpose of the sound test is to achieve very low transmission of sound between each property. During the pressure test we extract air out of the property (thus creating a vacuum) and then measure how quickly outside air re-enters the property. This enables us to see if and where potentially cold air is coming back in, thus making the properties more efficient and consequently creating a smaller carbon footprint.
